Structural Alterations and Additions

Adding a floor, building out a rear yard extension, combining two units into one, converting a garage into living space — these are structural alterations. They almost always require a full set of architectural and structural engineering drawings, and a permit that may include a new or amended Certificate of Occupancy.

This is the most common project type we handle across all three states. The complexity varies — an NYC Alt-1 is more involved than a room addition in Ridgewood — but the fundamentals are the same: complete plans, code compliance, and a permit that holds up through inspection.

Full Home and Gut Renovations

A full gut renovation — tearing everything back to the studs, reconfiguring layouts, removing load-bearing walls, repositioning kitchens and bathrooms — almost always requires permits. The scope determines which permit category applies, but in most cases you need a full set of drawings before any work begins.

ADUs, Garage and Basement Conversions

Accessory dwelling units and garage conversions are one of the fastest-growing permit categories across the tri-state. In NYC, the December 2024 City of Yes amendment legalized ADUs in one- and two-family residential districts for the first time. In NJ and CT, demand has been building for years.

These projects look simple but have significant regulatory complexity — egress requirements, ceiling height minimums, energy code compliance, and zoning restrictions all vary by jurisdiction. We know the rules and produce plans that meet all of them.

Building from scratch — on a vacant lot, after a teardown, or as a new second home — requires the most complete documentation package of any project type. Full construction documents, coordinated with every relevant agency, filed correctly the first time.

In NYC this means multi-agency coordination across DOB, DOT, DEP, and FDNY. In NJ and CT it means navigating municipal building departments, health departments, and sometimes zoning boards. We have done this across every jurisdiction we serve.
